Welcome to the official site of the Sterling Ranch Estates Homeowners Association. Sterling Ranch Estates is located off of Dogwood Trail in Haughton, Louisiana. Sterling Ranch Estates is an established subdivision, currently comprised of 45 homes on over-sized lots. Sterling Ranch Estates is a one-outlet only subdivision, which affords a low traffic concentration and quiet surroundings. Large established trees, large lots, minimal HOA dues, quiet surroundings, and upscale homes make Sterling Ranch Estates a pristine place to live.

Q: What do the HOA dues pay for?
A: Sterling Ranch Estates annual HOA dues pay for our street lights, water, lawn care and liability coverage for our entryway, attorney's fees, administrative reimbursements, annual National Night Out, Secretary of State annual report, etc., plus any other costs involved with running the homeowners association.
Q: I am selling my home. Who should I inform that Sterling Ranch Estates is subject to restrictions and HOA dues?
A: If you are selling your home, it is required by law that you inform any potential buyer that Sterling Ranch Estates is subject to certain restrictions and HOA dues. If you are selling your home through a real estate agent, you must inform him/her of our restrictions and dues. FSBO (For Sale by Owner) sellers should inform their buyers directly. It is important also, that the president of the association be contacted so that he/she can take the appropriate steps necessary to make the new buyer aware of who to contact with questions or concerns.
Q: "Could we start enforcing the deed restrictions on storage buildings that are visible from the street and don't match the house architecture? This lowers all of our home values."
A: Temporary structures are addressed in Article 7, Section 9 (copied below). All temporary structures are to be located to the rear of the principal dwelling. The section makes no mention as to visibility of the temporary structure from the street.

The collection efforts I indicate in my letter are in accordance with Article 5, Section 8 of the Sterling Ranch Estates Homeowners Association Declaration of Covenants, Conditions, and Restrictions (copied below).

The restrictions (a full copy of which is attached hereto) affecting Sterling Ranch Estates are treated as predial servitudes, which run with the land and do affect all homeowners. As indicated above, the association has a remedy available for non-payment of the assessing interest when due and I am simply utilizing that remedy to collect dues in a timely manner.
You also stated in your letter “To the best of my knowledge they (homes) are not owned by this so called HOA and or a few self proclaimed board members.” You are correct in that the “self-proclaimed board members” do not own the homes, nor does the HOA; however, all homes within Sterling Ranch Estates are bound by the restrictions of the homeowner’s association which run with the land. Those restrictions and the homeowner’s association are enforced by board members. I’ve copied the following paragraph for your information:
